Why Dean Street Restaurant Carpets Look Dirty Again Two Weeks After Cleaning

A Dean Street restaurant manager is standing in the dining room at four in the afternoon with the lights up, which is the only time anybody sees the floor properly, and the carpet looks more or less how it looked before I came. Fourteen days ago it was transformed. Now there is a dull greyish cast across the whole room, worst in a band running from the kitchen door out towards the banquettes, and somebody wants to know what I actually did.

Nothing went wrong with the clean. What is happening is that the carpet is re-soiling at a rate that has almost nothing to do with how well it was cleaned and almost everything to do with what is landing on it every service.

That distinction is the whole point.

Is It Getting Dirty, or Is It Re-Soiling?

A carpet that soils normally picks up dirt roughly in proportion to footfall. You get traffic lanes: the route from the door to the bar, the aisle between the tables, the turn at the bottom of the stairs. Between the tables, where nobody walks, the pile stays close to how it was.

A restaurant carpet with a grease problem does not do that. It goes uniformly dull, and the dullness is heaviest nearest the kitchen regardless of where people actually walk. Under a table that has not been moved in a month, the carpet is only slightly better than the aisle. That is not footfall. That is something arriving through the air and settling.

The gradient that tells you it is grease

Chargrills, flat tops and fryers throw off a very fine oil aerosol, and no canopy catches all of it. Some proportion escapes past the filters, drifts out through the pass and the service door every time it swings, and settles across the front of house as an invisible tacky film. Heaviest within a few metres of the kitchen, thinning as you move towards the window, and present everywhere.

That film is not what you see. What you see is what sticks to it. Dean Street outside is diesel particulate, brake dust, pavement grime, ash and whatever the pavement has been doing since the last shower, and all of it comes in on shoes and gets pressed into a surface that has been made deliberately sticky. Two weeks of Soho footfall on a greasy pile is more soiling than six months on a clean one. The cleaning was fine. The surface it left behind was primed to collect.

Walk the room with the lights up and look at the shape of the discolouration rather than its depth. A gradient from the kitchen door means grease. Lanes mean traffic. They need different responses and they get charged differently.

Why Doesn’t Encapsulation Hold Up in a Restaurant?

Because it is being asked to do something it was never designed for, and because it is cheap, quick and easy to sell on a monthly contract.

Encapsulation chemistry works by surrounding soil particles in a polymer that dries into a brittle crystal. The crystal shears off the fibre under vacuum agitation, taking the soil with it. On an office floor in Holborn full of dry particulate, that mechanism is genuinely elegant and it works beautifully.

What the polymer cannot do

Crystallise around something oily. Greasy soil is soft, sticky and continuous rather than particulate, and the polymer sets around it into a residue that never goes properly brittle and therefore never fully releases to the vacuum. What stays behind is the original grease plus a layer of partly cured polymer, which is itself slightly tacky.

So you have made the problem marginally worse. Do that monthly for a year, as a great many Soho sites do because it is what their contract cleaner offers and it fits in the same visit as the hard floors, and you build up a layered residue that a normal clean will not shift. I have taken over sites where the first proper extraction pulled out water the colour of gravy and the manager genuinely could not understand it, because the carpet had been cleaned twelve times that year. Twelve visits, no removal. The soil had been reorganised rather than taken away.

Encapsulation has a place in these rooms. It is not this one.

What Actually Resets the Fibre?

An alkaline prespray with real dwell time, and then a hot rinse that takes it back out.

Grease has to be emulsified before anything can remove it, and emulsification is a chemical process that takes minutes. The prespray needs to go down evenly, be agitated in so it reaches the base of the yarn rather than sitting on the tips, and then be left alone. Ten minutes is not unreasonable. Then hot water extraction with enough passes to genuinely flush it, and an acidic rinse afterwards so the fibre is left neutral rather than alkaline and ready to grab the next thing that lands on it.

Fibre type sets the ceiling on how hard you can go. Most modern restaurant carpet is solution-dyed nylon and will take a strongly alkaline prespray without complaint. The older Soho dining rooms with a wool-rich Axminster are a different proposition – wool will not tolerate high alkalinity, so you work at a gentler pH, accept a longer dwell, and accept that you will not get quite as far. Knowing which room you are in before you mix anything matters.

The ingredient nobody pays for

Dwell time is free and it is the single most skipped step in commercial carpet cleaning. It costs the operator ten minutes standing about doing nothing visible, on a job that is already being done at two in the morning against a deadline, and the temptation to spray and immediately rinse is enormous.

That shortcut is why so many restaurant carpets get worse over years of regular cleaning. The soil is being wetted and partially redistributed rather than emulsified and removed. It looks identical on the night. It is completely different by the following month.

Can You Do the Work in a Five-Hour Window?

Just about, and only with a plan.

Last covers finish, the floor gets reset, and you are in at half past midnight. Deliveries and prep start at six. That is five and a half hours to move furniture, clean, and get the carpet dry enough that the chef is not walking damp pile at dawn and the first sitting at noon is on something completely dry.

The way it works is in halves. Move the tables to one side of the room, do that half, move everything back across, do the other. Never lift a whole dining room at once, because if the clean runs over you have nowhere to put the furniture and no room to work. Banquette seating helps here, since half the room does not move at all, though it also means cleaning right up under a fixed edge that has been collecting crumbs since it was installed.

A basement dining room has no through-draught

The rooms on Dean Street and around it are frequently below pavement level, with light wells rather than windows and no cross ventilation at all. The carpet dries into whatever air is already in the room, and once that air is saturated, drying stops.

So the dehumidifier is not optional kit down there. Air movers alone will circulate humid air around a sealed basement and achieve very little after the first hour. A low grain dehumidifier plus two or three movers set low and sweeping laterally will get a properly extracted nylon carpet dry inside three hours. Set the movers on full at two in the morning in a building with flats above and you will hear about it, which is another reason to run more dehumidification and less noise.

Watch the threshold at the kitchen door too. Damp carpet meeting a greasy hard floor at six in the morning with the first delivery coming through is a slip risk, and it is the sort of thing that ends up in an accident book.

Quarterly, or Something Shorter?

Here is the part that costs me money to say. Most Soho restaurants are buying the wrong frequency of the wrong service, and the fix usually involves them spending less with people like me rather than more.

A W1D site with a heavy grease load will not hold four full restorative cleans a year. The carpet is filthy again by week six and everyone spends nine months of the year looking at a floor they are unhappy with. But the answer is not a blanket monthly encapsulation of the entire room, which is what most of them are sold, because of everything above.

What works is three or four proper restorative extractions a year, plus a short interim cycle every four to six weeks that is targeted rather than universal – the entrance lane, the aisle to the kitchen door, the service station, done with prespray, dwell and extraction on a small hand tool. Twenty per cent of the floor takes eighty per cent of the load.

And before any of that, two things that are not carpet cleaning at all. Get the kitchen extraction ductwork and filters serviced on a proper schedule, because a canopy running with loaded filters is putting far more aerosol into the dining room than one that is maintained. Then put down three metres of real barrier matting inside the door, not a nine-hundred-millimetre mat that people clear in a single stride. Three metres is roughly the distance it takes for both feet to make contact twice, which is the point at which a mat starts actually removing anything.

Do both of those and a site can genuinely drop a full clean from the annual cycle. I would rather have that conversation than come back four times a year to a room that is fighting me.
